Charles Downing “Chuck” Kincannon peacefully passed away on September 22, 2025 at his home in Cape Charles, VA. Chuck was born on March 8, 1942, in Louisa County, Va to Roy Kincannon and Mattie Downing Kincannon. He is also survived by wife Susan “Susie” Kincannon, son Steve Houchens (Lili), daughter Laurie Ball (Chris), granddaughters Ruby, Elliott and Camille Houchens. He is survived by sisters Katrine Crow, Linda Dawson, Cathy Barber and Elaine Nipper, brother Darrell Stevens, best friends Wilson and Deana Cropp and their family as well as beloved nieces, nephews and cousins. Chuck is preceded in death by brothers Bill Kincannon and Mark Kincannon and his Godson Warner Cropp. Chuck, Susie, family and wonderful friends share many memories in Cape Charles and Charlottesville.
Chuck’s early years were spent n Louisa County, VA on Spring Valley Farm. His high school years were in Melbourne, FL. He returned to VA for college and made Charlottesville his home for the next 60 years. Chuck was a real estate broker and developer with many successful projects both small and large across VA. He gave his time and resources to several charities and especially loved working with kids in the Pop Warner football league in Charlottesville.
Chuck loved the outdoors – boating, hunting, fishing, motorcycling, his dogs, driving slow in his big SUVs and an avid fan of UVA sports. Chuck’s “toys” were shared by all. He celebrated accomplishments and passions of others and was especially proud of his granddaughters.
Chuck’s love for the Chesapeake Bay, the Eastern Shore and the Tidewater area is in his blood. His grandfather served as a harbor boat inspector in Hampton Roads. Chuck and family became a part of the Cape Charles landscape enjoying life on the Bay, renovating houses and making it his permanent residence in 2018.
On Saturday, October 25, the family will celebrate Chuck in a private gathering. A reception for friends and family will follow at 3:00 pm at their home at 3 Madison Avenue. A celebration will also be in Charlottesville in November.
